Insurance costs in Washington

Our lowest bound general liability policy for commercial cleaning businesses is $200/yr, a policy we wrote for a janitorial company. That is our lowest real price, not an average or a Washington rate. Your price usually goes up with sales, payroll, the type of work you do and claims.

Prepare receipts, payroll, subcontractor costs, building types, methods and claims. Describe stripping or waxing floors, elevated windows, food-service premises, healthcare work and post-construction cleanup if performed.

Send the customer’s insurance exhibit before comparing prices. Check accepted operations, property-damage restrictions, additional insured wording, worker coverage, fees and deductibles. Contractual requirements are not automatically met by a generic certificate.

The price shown is the lowest general liability premium in our own book for this trade as of 2026-10-02, labelled bound (a policy we wrote). Your premium depends on your work, sales, payroll, location, limits and claims. It is not a quote or an offer of insurance. Coverage and price depend on your operations and the policy offered. Coverage questions to review

Janitorial liability and customer property

Review accidental damage, property being cleaned and customer-property extensions, including any lower limits or faulty-work exclusions.

Vendor contracts and hired crews

Review additional insured requests, waivers and subcontractor conditions alongside worker coverage. A COI alone does not add endorsements.

Equipment and specialist jobs

Discuss machines, business vehicles and any construction cleanup, hazardous materials, biohazards or remediation. Do not assume ordinary janitorial acceptance extends to those tasks.

Washington worker coverage runs through Labor & Industries

Washington generally requires industrial insurance for employees and other covered workers. Private workers' compensation policies are not allowed unless the employer is certified to self-insure, and calling a worker an independent contractor does not by itself decide the classification.

Describe the Washington cleaning contract, not just the business label

List each facility type, after-hours access, customer-property requirements, staffing model, equipment, chemicals, and any specialist or post-construction work. Send the customer's insurance exhibit for comparison with the proposal.

Compare the property-damage wording, not just the GL limit

A cleaner can damage a countertop, floor finish or customer’s belongings without the whole loss fitting the headline liability limit. Ask to see any customer-property extension and its restrictions. The coverage guide below includes a specific proposal example, not a rule for every carrier.

A bond, certificate and policy do different jobs

Ask what the customer needs before buying a bond or requesting a certificate. A certificate does not add coverage, and a janitorial bond is not a replacement for reviewing accidental property-damage coverage.

Keep post-construction cleanup separate in the scope

State whether construction is complete, which trades remain on site, the debris to remove, access equipment and who controls the premises. Ordinary dust removal, hazardous-material cleanup and repair work should not be described as the same operation.

Frequently asked questions

How much does commercial cleaning business insurance cost in Washington?

Our lowest bound general liability policy for commercial cleaning businesses is $200/yr, a policy we wrote for a janitorial company. That is our lowest real price, not an average or a Washington rate. Your price usually goes up with sales, payroll, the type of work you do and claims.

What should a Washington commercial cleaning business send for an insurance review?

Send the current policy if handy, service and customer breakdown, receipts, payroll, subcontractor costs, claims, requested limits, and any customer contract or insurance exhibit. Identify occasional or higher-hazard work separately.

Does general liability cover damage to the surface I clean?

Do not assume so. Damage to property being worked on or under your care can have exclusions or a separate extension with a lower limit. Ask about the actual surface, cleaning method, deductible, sublimit and poor-workmanship wording.

Does an office-cleaning quote cover post-construction cleanup?

Do not assume so. Describe the condition of the site, debris, methods and any work at height or remediation, then ask the insurer to confirm acceptance.

Does a $1 million COI prove my vendor contract is satisfied?

No. The contract may require particular endorsements or other policies, and exclusions still apply. Have the insurance exhibit reviewed before presenting evidence.
