HVAC insurance: installation, water damage and subcontractors

Separate HVAC installation from service calls when comparing insurance. Refrigerants, condensate leaks, rooftop access and electrical or gas connections need clear operations descriptions.

Does HVAC service insurance cover new installations?

Do not assume servicing equipment and installing a complete system have the same accepted scope. List equipment replacement, ductwork, refrigeration, new construction and any design responsibility. Identify who performs electrical, gas and other specialist connections.

For rooftop units, describe lifting arrangements and who supplies and operates the crane. Ask about damage to the customer’s building, the unit being installed and equipment in transit or on site.

What if a condensate leak damages a customer’s building?

Have the reviewer explain damage discovered during the job and after completion. Distinguish repairing your faulty connection from resulting damage to walls, flooring or contents. Ask about water-damage, mold and completed-operations wording rather than treating a GL limit as the answer.

Refrigerant releases, contamination and cleanup are additional questions. Describe the substances and systems you use and ask whether pollution-related coverage is needed for those operations.

    Who insures units, tools and unfinished installations?

    List equipment you own, rent, transport or store for a project, including customer-owned units. Review responsibility during delivery, staging, installation and handover. A general liability proposal does not by itself settle all these property questions.

    Prepare customer contract requirements, receipts, payroll, subcontractor costs and claims history. Compare coverage and payment terms using the same operation and estimates for every market.

    • Document ownership and responsibility at each project stage.

    • Resolve the customer insurance exhibit before issuing evidence.
