Does roofing insurance cover rain entering an open roof?
Ask how the proposed policy treats water entering during tear-off, temporary protection and work left open overnight. Do not assume the general liability limit answers that question. Request any open-roof, water-intrusion or protective-safeguard wording and ask what actions or records it requires.
Describe occupied buildings, the area exposed at one time and temporary weather protection. These are questions for the actual policy review, not a statement that every insurer excludes the same loss or offers the same buyback.
- Disclose tear-off, roof openings and occupied buildings.
- Request applicable rain, water-intrusion and protective conditions.
- Ask how damage to contents and the roof work itself are treated.
Is torch-down, hot tar or heat welding included?
Identify the roof system and application method. Torch-applied roofing, hot tar and hot-air welding should each be described accurately; a no-hot-work answer must come from the actual operation, not a desire to reach eligibility.
A roofing supplemental published by Roofers Choice specifically asks about heat application, including hot tar, torch-down and hot-air welding. An application question is underwriting evidence, not a promise of coverage. Have the insurer confirm accepted methods and any hot-work conditions.
- List shingle, metal, tile and low-slope systems as applicable.
- State torch, tar, welding and other heat-producing methods.
- Clarify unknown operations before completing attestations.
What about height and all-subcontractor roofing?
State maximum building/work height, roof access and slope. Explain whether your business performs roofing, supervises subcontractors or does both. An all-subcontractor arrangement still needs the correct contracting role, receipts and subcontractor costs.
Ask about subcontractor conditions, residential versus commercial scope, new construction versus replacement and any geographic restrictions. Do not rename roofing as general contracting solely to obtain a lower price.
- Record crew, subcontractor and supervision responsibilities.
- Check height, project-type and geographic restrictions.
- Prepare subcontractor agreements and insurance evidence.
Does the policy address damage discovered after the job?
Ask about completed operations, damage to your work and continuing or prior damage exclusions. A warranty to fix faulty installation and liability for resulting damage are different questions; have both explained using the proposed wording.
Compare the same scope and rating inputs, then limits, deductibles, endorsements, fees and payment terms. A lower premium is not comparable if it was obtained by omitting a material roofing operation.
- Identify the requested completed-operations terms.
- Separate rework from resulting damage in your questions.
- Resolve gaps before accepting the policy or issuing evidence.
